Texas cash-out refinance loans come with specific rules—they only apply to your primary residence, can’t exceed 80% of your home’s value, and require a six-month waiting period after purchase and one year between cash-out loans. Closing costs are limited to 2% of the loan amount, all liens must be paid off, and you’ll need to wait several years after a foreclosure, short sale, or bankruptcy to qualify.
